Yes they can. Since the garage is converted into living space, there are different set of rules in terms of building codes to comply with. This will usually become an issue when you are selling the property since the liveable space will not match with what is recorded.

You are now legally the owner, so yes, they can. But if it has something to do with the construction, or paperwork the previous owners failed to see through, you can sue them/ the construction company for cost.

You might try to get the permit which your previous owner neglected to do. Get it inspected for safety first though, so they don’t reject you for a reason like that. You have to be congenial, impress upon the building inspector that you bought the house because of the conversion. Get diplomatic or bring your spouse if he/she is better at that kind of thing.

Did you get a prepurchase report done ? or structural report, did your lawyer look at the local authority info? If not why?

Yes they can, however you can sue the seller or realtor for not disclosing that it did not legally have a certificate of occupancy on that space..I’m sure they advertised or represented it as being “living space” when the home was purchased..sue them for the amount to fix the situation, or tear it down back to a garage and the legal amount that that much area would sell fer per square foot as a living space..if it also makes your living conditions without enough room for the size of your family..You can sue for this as well..DO NOT SUE IN A SMALL CLAIMS COURT..thier limits are only around 5 thousand dollars..Hire a lawyer and take it to the “larger courts”…
